Job Description
The Maintenance Technician is responsible for the technical upkeep of the apartment community, responding to resident service requests and preparing vacant units for new move-ins. This is a hands-on, multi-skilled role requiring proficiency in HVAC, plumbing, electrical, and appliance repair. The Technician ensures that all building systems function correctly and safely, preserving the asset’s value while providing excellent customer service to residents.
The Maintenance Technician will perform a variety of custodial duties for Vaakawi. Such responsibilities shall be in accordance with established standards, instructions, and procedures of Vaakawi.

Job Responsibilities
Core Responsibilities
- Service Request Resolution: Complete daily work orders for occupied units, including fixing clogged drains, repairing garbage disposals, troubleshooting HVAC units, and replacing electrical outlets.
- HVAC Maintenance: Diagnose and repair heating, ventilation, and air conditioning systems; perform seasonal preventative maintenance (filter changes, coil cleaning).
- Appliance Repair: Troubleshoot and fix household appliances such as refrigerators, dishwashers, stoves, and washers/dryers.
- Make-Ready Operations: Execute the "turn" process for vacant apartments, ensuring they are painted, repaired, and fully functional for the next resident within a set timeline (usually 3-5 days).
- Emergency On-Call: Participate in a rotating on-call schedule to respond to after-hours emergencies (e.g., floods, fires, no heat, lockouts).
- Pool Maintenance: (If applicable) Monitor pool chemistry, clean filters, and maintain logs to ensure health department compliance.
Key Skills & Qualifications
- Technical Versatility: A "Jack-of-all-trades" ability to handle carpentry, plumbing, electrical, and painting without needing outside contractors.
- Certifications: EPA Type II or Universal Certification is almost always required for handling refrigerants (HVAC). CPO (Certified Pool Operator) is a plus.
- Customer Service: Professionalism when entering occupied homes; ability to explain technical issues to residents clearly.
- Troubleshooting Logic: Ability to diagnose the root cause of a failure rather than just replacing parts blindly.
